This project is mixed-property with three buildings total, encompassing a two-story building, 23 story residential tower, 7 story midrise, with 258 residential units. There is a third level pedestrian bridge between towers, an outdoor courtyard connecting the towers, 7 000 square foot sports court, second level art space showcasing Seattle culture, and 12' wide sidewalks and paths for ease of an immersive outdoor experience. The overall goal was to “provide a beautiful artistic building to Bellevue's existing downtown.

Principaux défis

The contractor faced challenging building codes in Bellevue, Washington –a state with rigorous inspections. Additionally, a very tight and confined footprint for building made the project a product supply challenge on a daily basis as delivery executing is extremely difficult. The contractor feels they “reinvented the wheel” on this project, and the owner walks the building 2-3 times a week and recommends changes. The team also faced delays in receiving materials.

Principales réalisations

The exterior of the building is all glass, and the shape of the building is unique–there are few support columns that are straight vertical; there are a lot of 45 degree angles, which makes it difficult to get into the corners and finish the drywall. Then they needed to modify the drywall, or leave some of the concrete exposed. Ninety percent of the finishing products are level 4, and some are level 5.
